The chain arrives assembled and in order, with every instrument located and each open item marked. Nothing is resolved on the agent's own authority.

Here the 2016 deed of trust has no release of record, so it stays open. The 2009 tax lien does have a satisfaction, recorded in 2012, and the agent matched the two rather than leaving your examiner to find it.

The 1987 gap is the one that matters. A grantor and grantee mismatch across four years is exactly the sort of thing that needs judgment, so it is flagged for review rather than quietly bridged.

ALTA's March 2026 research found that purchase searches involve multiple record sources, and 82% involve reviewing 11 or more documents. That is collection, not judgment. The agent takes it. It is built to over-flag rather than under-flag, and it reports gaps in coverage instead of quietly skipping them. Does this replace our examiners?
